Real Estate Signs Guide for Cypress Realtors

I'll cut to the chase: if you're selling in Bridgeland, you can use standard 18x24 signs but they must be removed within 7 days of closing. Towne Lake allows 24x36 but no A-frames in the common areas. Cypress Creek Lakes has a 45-day maximum display rule. Miramesa requires sign approval from the ARC before installation.

We've printed for realtors in every major Cypress community, and the HOA rules are the number one thing that trips up agents new to the area. Let me share what we've learned.

The HOA Sign Rules Nobody Tells You

Bridgeland (Howard Hughes)

Standard yard signs allowed. One sign per listing. Directional signs only permitted during open house hours (Saturday/Sunday, 10am-5pm). Remove directionals within 2 hours of open house ending. The management company does drive-bys and will send violation letters.

Towne Lake

More lenient than Bridgeland. Up to 24x36 signs allowed. Open house signs can go out Friday afternoon. The amenity center roundabout is technically common area—don't put directionals there, use the public right-of-way on Barker Cypress instead.

Cypress Creek Lakes

45-day display limit from listing date. After 45 days, you need to request an extension from the HOA. We've had agents forget this and receive violation notices.

Fairfield (multiple sections)

No rider signs taller than 6 inches. This is oddly specific but they enforce it. If you're doing "Coming Soon" or "Open House" riders, make sure they're under 6 inches tall.

Lakeland Village

One of the stricter HOAs. 18x24 maximum, white background required, no balloons or streamers attached to the sign. They will absolutely make you remove that "Just Listed" balloon.

What Successful Cypress Agents Order

Based on our actual order data from 2023, here's what the top-producing agents (10+ listings/year) typically keep in inventory:

  • 25-30 yard signs - Standard 18x24 coroplast with H-stakes. Cheaper than aluminum for the volume they go through.
  • 15-20 rider sets - "Coming Soon," "Open House," "Under Contract," "Sold." Most order riders on aluminum so they last longer than the yard signs.
  • 10 A-frame directionals - Reusable with interchangeable inserts for different listings.
  • 2-3 feather flags - For open houses on busy streets where you need visibility over fences.

Aluminum vs. Coroplast: The Real Tradeoff

Coroplast (corrugated plastic) is the budget-friendly option, while aluminum costs more but lasts longer. Here's when each makes sense:

Coroplast for: High-volume agents who go through signs frequently. New agents building inventory on a budget. Standard listings where you need quantity over permanence.

Aluminum for: Luxury listings where presentation matters. Your personal branding signs that stay in inventory. Riders that get reused across multiple listings.

One thing I'll mention: coroplast shows wear faster in Houston summers. After 60-90 days in direct sun, the colors fade noticeably. If a listing sits longer than expected, the sign starts to look tired. Aluminum holds up for years.

Open House Signage That Actually Gets Traffic

The agents who get the most open house traffic treat signage like a trail. Here's the pattern we see work:

  1. Feather flag at the property - Visible from 200+ feet. This is your beacon.
  2. A-frame at the entry to the subdivision - Where people turn in from Tuckerton, Barker Cypress, or Fry Road.
  3. Directional arrows at decision points - Every turn someone might miss.
  4. Final A-frame one block from the house - Confirmation they're in the right place.

For Bridgeland specifically: the main entrances off the Grand Parkway are high-visibility spots, but they're technically public right-of-way, not HOA property. You can put directionals there without HOA approval, but they must be removed same-day.

The Production Schedule

Standard orders: 3-4 business days. We print Tuesday and Thursday, so orders placed Monday get done Tuesday, ship Wednesday. Orders placed Wednesday get done Thursday, ship Friday.

Rush orders: Next-day available if you order before noon (rush fee applies). We'll have it ready by 4pm the next day.

Same-day: Call first. If we're not slammed, we can sometimes turn around a simple yard sign order in 4-5 hours. No guarantees, but we'll try.

For teams ordering 50+ signs, we'll set up a reorder template so you can just email us quantities and have them ready without re-approving artwork every time.
